Business Bay is the densest concentration of small and mid-sized offices in Dubai sitting directly on top of a large and still-growing residential population. That combination makes it one of the few districts where a business can plausibly sell B2B and B2C from the same address, and one of the hardest districts to write a single marketing message for.

The commercial buyer here is different from DIFC. Budgets vary enormously — the same tower may hold a two-person consultancy and a regional headquarters — and buying is comparison-led rather than relationship-led.
