The brief usually comes from a brokerage owner or marketing lead, and the real problem is rarely "we need more posts".
How real estate are actually bought here
Brokerage demand in the UAE is set by the portals long before it reaches a brand. Buyers and tenants start on Bayut, Property Finder or Dubizzle, filter by building and budget, and only then look at who is holding the listing. By the time an enquiry lands, the person has usually seen the same unit advertised by four different agents at three different prices.
So the brokerage is not really competing on the property — it is competing on which agent looks like they already know the building. Search behaviour reflects that: people search tower names, community names and service-charge questions far more than they search brokerage names. The content that wins is granular to a level the portals cannot match.
The second reality is speed. Portal leads decay in minutes, not days. Marketing that generates volume without a matching response process simply funds a competitor's follow-up, because the buyer will call the next agent while yours is still in a viewing.
From unaware to committed
The sequence a brokerage owner or marketing lead rarely sees in full, because most of it happens before anyone in the business is contacted.
- Weeks 1–4
Browsing without contacting anyone
The buyer scrolls portals and saves listings. They form a price anchor for the community and start noticing which agents keep appearing. No enquiry is made and nothing is measurable — but this is where the shortlist is built.

Researching the building, not the unit
Attention shifts to service charges, chiller arrangements, handover history, rental yields and how the tower has aged. Answers come from video walkthroughs, community forums and long-form area guides rather than listing copy.

First contact, usually to three agents
The enquiry goes out in parallel. Response speed and the quality of that first WhatsApp message decide who gets the viewing. An agent who sends a considered voice note and a floor plan outranks one who sends let me check availability.

Viewings and quiet elimination
Two or three viewings happen quickly. Buyers eliminate agents who cannot answer transaction mechanics — transfer fees, NOC timing, mortgage pre-approval, Ejari — without going away to ask someone else.

The deal closes with whoever made the process feel predictable. Post-handover content matters here too: a buyer who feels well handled becomes a referral source in a market that runs heavily on referral.

Ten to fifteen minutes per tower, filmed once, covering layout stacks, views, lift ratios, parking, gym and pool condition, and how the building has held up. These rank for the search everybody makes and pre-answer half a viewing.
Batch four to six buildings in a day to keep production economics sane.

One page and one short film per buyer type — cash, mortgaged, non-resident — laying out the full fee stack and the sequence of steps. Cuts the time wasted on buyers who had never budgeted for costs.

Where the money works in real estate
Channel choice is a sector question before it is a budget question. These are the trade-offs as we see them.
- Long-form video
- The highest-intent channel in UAE property. Building walkthroughs are searched by name, rank for years and pre-qualify buyers better than any ad. Slow to compound, but the compounding is real.
- Local and community SEO
- Area guides, service-charge explainers and yield pages capture the research phase the portals do not serve. This is where a brokerage builds an asset it owns rather than rents.
- Meta paid social
- Works for off-plan launches and information-led lead magnets, poorly for ready secondary stock. Expect volume at low intent unless the offer is genuinely useful rather than register your interest.
- Google Ads
- Expensive and dominated by portals on generic terms. Viable on long-tail building and community names, and on brand defence when agents leave and take enquiry flow with them.
- WhatsApp and CRM follow-up
- Not a marketing channel in the usual sense, but the place every campaign either converts or dies. Content built for the follow-up sequence often out-earns content built for the feed.

- 03Claims about guaranteed rental yields, capital appreciation or visa eligibility should be reviewed by your own compliance counsel rather than written by a content team.
- 04Where a listing is shared with other brokers, agree who advertises it and under whose permit before anything goes live.

Does social media actually sell property in the UAE?
It rarely closes a sale on its own. What it reliably does is build the shortlist — buyers pick agents they have already watched explaining the building they are interested in. Treat social as the qualification layer and the portal or website enquiry as the conversion point.
Should a brokerage market the company or the agents?
Both, but differently. The company should own the evergreen assets — area guides, building walkthroughs, cost explainers — because they survive staff turnover. Agents should own the personal layer, on the channels where a personal presence is natural.
How long before property content produces enquiries?
Paid campaigns produce enquiries within days but at variable quality. Search and video assets typically take three to six months to begin ranking, then continue producing for years. Most brokerages need both running at once.
What about advertising permit numbers?
Assume every public listing advertisement needs one and build the workflow around it — permit captured at listing intake, carried through to creative, checked before scheduling. Confirm the current requirements with your own compliance counsel.
